The 29-year-old leaky roof in Clubhouse 4 is being replaced, with construction estimated to be finished in a couple of weeks. Clubhouse 3 is next in line for a new roof, which will be finished by the end of March, if all goes according to plan.

Clubhouse 4 construction displaced the President’s Council, which will now meet in Conference Room B on Feb. 5 at 1:30 p.m.

The Facilities Committee recommended that the work be undertaken in July 2024, and the GRF Board awarded contracts to Roofing Standards, a family-owned commercial roofing company based in Placentia. Work included the removal and replacement of roofs at both clubhouses for $408,145, reserve funding.

The board also approved a $18,900 contract to Pro Star Mechanical Services to remove and reinstall HVAC equipment during the roofing process. The entire project was estimated to cost no more than $469,747, which includes a contingency.

The roofs were last replaced in 1996.

The GRF Reserve Study scheduled Clubhouse 3 for replacement in 2024 for $280,000, and Clubhouse 4 was scheduled for replacement in 2026 for $178,900.

But Clubhouse 4 developed leaks after an exceptionally rainy winter, and Clubhouse 3 was also showing signs of wear, according to a staff report.

The Physical Property Department sent requests for proposals to nine roofing contractors and nine HVAC contractors (to remove and reinstall HVAC equipment during roof replacement).

The department received three roof bids and three HVAC bids, and bids were awarded to the lowest bidders.
